Looking for sincere advise, is it good to enter in Calgary property market now, unfortunately missed Toronto market and now prices are unaffordable. Will Calgary market go up as it is oil driven economy? Appreciate all guidance in this regard.

This is irrelevant. Don't need a job nor wanting to live in Calgary longterm. Can hire a company or someone to look after the rental property in Calgary while live & work in another city or province.

Most people are not looking for investment properties their questions are about moving and buying in Calgary which is why I asked the questions to clarify.

Even if they are not looking for investment properties, they can live their occassionally like vacation home, second home, etc., or for their dependent children for studying at UC or their parents/other relatives to use.

The person complained about missing out on the Toronto property market so it’s pretty safe to assume they aren’t in a position to look for a second home

Hi Everyone,

I am planning to move to Calgary in few months from Vancouver. I am looking for advise in where should I rent?

I am moving there to buy my first home in Canada so thinking to rent for a short term and checkout few places in person instead of making decisions remotely.

I arrived in Vancouver on Express Entry PR in April 2019. The housing market here was already expensive and now its even more ridiculous

My salary is well above average (statically I fall into top 5% of working class) and I still can not afford a house in Vancouver!

I want to buy a house with a garage and a tiny backyard and that would cost me at least $2 million in and around Vancouver and thats also not brand new.

I am an IT professional with permanent remote job so instead of having a debt of millions of dollars for rest of my life and instead of being a house poor I have decided to move to Calgary. At least I will be able to own a dream house without paying mortgage for rest of my life

Have you? or do you know anyone who have made such a decision for moving to Calgary?

The downside of moving to Calgary is the city utilities, electricity & heat are more expensive than metro Vancouver. Even groceries (such as veggie and seafood) are more expensive than metro Vancouver.

Btw, the costs for a home in Calgary is more expensive than it was in 2019.

I Agree on the housing price.. but at least much cheaper then Vancouver..

I heard there is no state tax on Alberta so I was assuming that the Groceries and utilities would be cheaper there. On the other hand you would save so much on the housing cost so in the long run you would still save more money Calgary in lifetime compared to Vancouver! (just my opinion)

Yes, no provincial tax but some groceries and electricity still higher there. At least more snow and colder in Calgary than Vancouver. I thought you are still going to buy a brand new house with a tiny yard and garage. Have you look at the location? Inner city? Also, like you said you are top 5% earner, why couldn't you own one in metro Vancouver (since you are said you don't want to get a mortgage)?

How long you want/need to rent will be a deciding factor on what you can rent.

If you don’t want a traditional 1 year lease finding a property for less than a year will be the most difficult part unless you want to live in an Airbnb.
There might be some short term lease (such as 3 months) available especially in the summer months. Some students return home for the summer...
