That's not true. During my landing, the CBSA officer specifically told me that land travel only to USA is permitted with CoPR.

Once you get your COPR, there should be a list of documents you need to bring. On top of passport, CoPR, and my permits, I would also take my letter of employment (just in case).

My passport reached Ottawa on May 16th, return tracker still not activated. So it's about 3 weeks that they take.

Neither you nor your friend needs a US visa. Once you reach the border, your friend can wait in Canada. As you cross the bridge and reach the US side, you can just tell the officer that you're doing the landing and they will send you back to Canada.

Thanks! Yes, two applications, but the PNP application was a non-EE paper-based application (started the process in 2014, nominated in 2015, send the application on May 20 2015, PPR May 13 2016).

I got PPR yesterday under a different application (OPNP, filed in 2015). I am guessing, my EE application will be denied/cancelled?
