I was planning to apply as International student for the Fall term in 2017 (I'm 17, so I was planning to do post-secondary in Canada).
I don't know how, but my mother managed to get residency in Canada in a few weeks (I don't know HOW but probably as a foreign worker or as a refugee).

Now what? If I apply as International Student, my visa will be rejected for sure as I have family in Canada and I don't have properties in my home country. If my mother sponsors me, it would take several years and I would be in a "immigration limbo" for a long time, not able to study or work. I'm going to start grade 12 in September and I don't know what to do, to apply or not... Please, HELP me. What should I do?

You need to find out how your mother obtained residency. Is she in Canada on a temporary visa (e.g. work permit)? Is she in Canada permanently as a PR? If so, how did she obtain PR? Refugee? Economic immigration? Something else? It's pretty much impossible to answer any of your other questions without knowing the full details of her situation.
