Surrey, Coquitlam and Maple Ridge BC

We'll be relocating in February and looking at buying a house in ones of these areas.

Can anyone let me know the pros and cons of each area.

I'll be working in Downtown and if in Coquitlam or Maple Ridge will take West Coast Express and if in Surrey the Skytrain.

Heard some bad things about Surrey, but I can't believe the whole area is bad.

Surrey is Gangland, if you want to go there buy something further south, White Rock or Cloverdale. Coquitlam is okay and Maple Ridge I don't know enough about it. West Coast Express is fine if you work 9 -5, otherwise useless. If you have 1.5 million and more, come to New Westminster..I live there and love it

Thanks foodie, how about Fraser Heights in Surrey, heard it's not too bad there.

I think Coquitlam is first on our list. Unfortunately, budget is 1m rather than 1.5m. I won't have the salary to have a big mortgage so basically have to outlay almost the whole amount upfront.

Used to live in Coquitlam..nice and lush. Lots of trees and parks, Vancouver Golf course is there, too.

thanks for that, saw an awesome property in Fraser Heights and was trying to persuade myself that it was a good place to live but everything I have read suggests otherwise.

I think we're narrowed down to somewhere within a 10 min drive of coquitlam central so i can commute via the west coast express and later on the skytrain.

With the new mortgage rule in effect, will you get mortgage for 1m?

Hi, I don't actually need a 1m mortgage. The house is on the market for 1m and I need to decide how much down payment I'm going to put down.

The new mortgage rules shouldn't have too much of an impact on me at this stage.

A lot of banks have special mortgage for new immigrants. You will need a larger down payment but you will get mortgage without few years of income proof.
Check with your bank.

BTW the Evergreen line (skytrain) will allow commute from different parts of Coquitlam to DT Vancouver soon (they only said before end of this year).
