So a bit of a tricky one with my application, my boyfriend and I have lived together for almost three years now, in July 2010 we moved in to our own little place and we have a lease and everything to prove we live together. However, before that we lived with one of his friends who let the whole house and sub-let to everyone in it, he lived there for two years prior to meeting me and then we lived there together for over two years but never signed a lease. Should we just make a lease with the guy who sub-let it to us as the landlord or get him to write a letter saying he sub let to us and the dates and then get a letter from the landlord saying he rents to Jared?? (The problem with that is the landlord is very elusive, hasn't been seen since Jared got the place 7 years ago and his property manager comes maybe once every two years!) Thanks for your help everyone!

Oh... and a little side question... how many phone bills showing we call easch other way too much when at work should I inculde? I was thinking a years worth but then realised just how much paper that would be!! :o
 
I only you include 1 phone bill. Yes you can make a "Residential Tenancy Agreement" between you and the guy who sublet the apartment to you. Something like:

Residential Tenancy Agreement

I, Jen B, (hereinafter called the Tenant) agree to sublet from Jared, (hereinafter called the Landlord), one bedroom apartment at 4505 Maple Garden, 45 Pine Avenue, Halifax, NS.

1. The term of this tenancy commences at 12:00 a.m on the 1 Jul 2010 until 31 Dec 2011;
2. The monthly rental is $500 which includes heat, water, electricity and phone line
