Study permit, financial support requirement

Dear members of this forum;

I am writing because I would like to know if someone who is not a relative can sponsor my studies in Canada, I don't have enough money in my back account to fully cover my tuition and living expenses, however I have generous friends who are willing send me money every semester to pay for my tuition, one of them who is a Canadian citizen offered me a rent-free apartment close to the institution I plan to attend.

The official website of the Goverment of Canada only mentions a letter from the person who is giving the money yet I am assuming inmigration authorities will want confirm my sponsors have enough money to pay for my expenses.

Is sponsorship really an option for me?

Will the letter itsefl be enough?

If I already have a rent-free place to stay for the entire length of my studies, will this fact make any difference in the amount fo money I must prove I have for living expenses?

Generally speaking, refusals reasons are much higher if the sponsor is not an immediate relative. However you can certainly try. Your sponsor will need to provide a letter as well as a copy of their bank statement (the letter alone will not be enough).

No - the fact you have a rent free place to stay for the duration of your studies will not make a difference in the amount of money you have to show. You must still show an additional $10K to cover living expenses (on top of your first year tuition).
