Source of Income

Salams guys,
I am planning to apply for studies in Canada.
I am doing 12th grade (intermediate; pre-engineering) in a college of hyderabad, pakistan. I am 18 yrs old and i will be giving my ielts in august.

I am planning to apply for a CEGEP in Montreal (Dawson College) for 3 years career program (Civil Engineering) because cegep is cheaper then university (yearly 12000$ + other expenses)
i have read most of the posts in this forum but i couldn't find the answer to my this particular question :

source of income : My dad passed away 2 years ago, now there is not a big source of income of my family. My mom doesn't work so what will be my source of income in the application for study permit ?
I have about Rs.42 lacs in my mom's account for my studies but what should I write for the source of income of the sponsor (my mom) or should I ask someone else to be my sponsor because i dont work

according to my thinking,u should keep ur mother as sponsor and in her sponsor letter(affidavit) ,she should say that this money was kept for ur education . and she will be providing u with all the funds needed for ur 3 years studies in canada.

More info : My brother is in Canada (born in Canada, he is studying in montreal university, but i guess he cannot support me because he is a student him self ?? )
Plus we also sold one of our house (rs.45 lacs) last july, can i show that we sold this house for my studies (in affidavit) ?
Should i go for university instead of cegep because i am not sure, as i am doing pre-engineering in college already.

going for university is best choice, and ofcose u should show property SELLING documents, and also mention this in affidavit.Dont make ur brother in canada ur sponser.
