I am refusing your application on the following grounds: Pursuant to paragraph 220(a) of the IRPA, I am not satisfied that you have sufficient and available financial resources, without working in Canada, to pay the tuition fees for the course or program of studies that you intend to pursue. Pursuant to paragraph 220(b) of the IRPA, I am not satisfied that you have sufficient and available financial resources, without working in Canada, to maintain yourself and any family members who are accompanying you during your proposed period of study. Pursuant to paragraph 220(c) of the IRPA, I am not satisfied that you have sufficient and available financial resources, without working in Canada, to pay the cost of transporting yourself and any family members who are accompanying you to and from Canada

In response to this I have gotten my step dad properties worth 25million naira with is 36,000cad which he is using to support me and affidavit from court, I'm using my sponsor statements of account worth 20million
.lastly ,can I open new bank account and credit it with more funds but it is just 1months ,my question is can I use new bank statement ?or I try to load more funds into the old account and summited ?my admission expire January 1 2020 so I need to apply as soon as possible....can I use old account or I load new account of 1 months
 
Properties and assets are not considered funds.
The issue with loading funds is it will be obvious that you just loaded funds to get a visa.
