I read online that immigrants ae generally able to obtain a Mortgage if they can put down 35% of the purchase price, even if they don't have a job offer. 8) Does anyone know how difficult it is to get a Mortgage in Canada or have any experience of doing so? Thanks in advance. ;)
 
I don't have any experience, but I know a number of banks have "new immigrant" programs as far as mortgages, chequing accts, etc. If you haven't done so already, it might be something worth looking into. Hope that helps.
 
Better to check with the banks.

Banking (mortgage) terms and policies changes from time to time. Good luck ;)
 
Thank you guys. I believe your correct about the new immigrant programs. The requirements are a little different, but just as strict.
 
Find out from banks first. The new new immigrant assistance helps but not much unless u have a lot of $$$$$ to put down. If u hang on for 1 or 2 yrs, build credit and apply, u will get approved. They are strict than the States but still can be done. Let me know if u have questions...

I came last year and I put 5% down and got a mortgage for 2.99% 5 yr fixed....Scotia is too goood
 
Hi,

There are many programs and definitely you can purchase with 5% down payment as long as you have a job and credit history.

Now you can buy a house like I did without having a job or credit history as long as you put 35% down payment.

As far as you get a correct mortgage insurance, the bankers will accept small down payment.
