hello everyone, i came to canada as a tourist and decided to stay here. now it has been 3 weeks and i am hundred percent sure that i do not want to go back from here to my homecountry.

i have a few questions;

1. has anyone have any idea if i can apply for permanent resident visa from here? and if yes has anyone have any idea about the process?
2. if it would make a difference i can buy a property (i heard that after a meaningful amount of down payment, i can take mortgage)
3. if it would make a difference i can apply for a school (i have bachelors degree on economics i may take MBA courses) with a tourist visa can i apply for MBA?
4. i think i should apply with a lawyer or a consultant, do anyone have any idea aboout the approximately total cost?

1. yes you can if you can arrange all your PCCs, work reference letters, ECA, language tests, bank statements while in Canada
2. owning a property will not improve your chances of PR. You can get a mortgage while you are a PR not as a visitor.
3. your fees will be lower if you were a PR as opposed to being an international student.
4. you dont need a consultant. if you follow the procedure, you can do it yourself and save money.

1. i had my all documents arranged this week from my home country, tomorrow they are going to be mailed to me this week. i did not have a language test and planning to apply from here (ielts or others - what will happen if i can not have the desired grades?)
2. i have read somewhere that non residents may get a mortgage, let me search for it more.
3. i know that but i've heard that during the studentship i may get a work permit and after getting the work permit i can apply for PRV (maybe more expensive but i think this may be the most advantegous way)

1. If you can't achieve the required language scores, then you won't qualify to immigrate.
2. Yes - you can get a mortgage. You will need a higher downpayment. However owning property won't help you immigrate.
3. That's not quite how it works. It's quite a bit more difficult than that and PR is certainly far from guaranteed. However trying to get PR through a study permit is certainly something you can try. If you decide to apply for a study permit, you should leave Canada, return home and apply from there. To be approved for a study permit you must show you have strong ties to your home country and have no plans on remaining in Canada long term. This is more difficult to prove if you are already in Canada.
 
1. If you qualify Express Entry, you can apply online. Based on the decision of officer your file might get send back to your home country anyway, consider your tourist visa cannot be more than 6 months at a time, which is not enough for the entire process time of EE.

2. Some canadian banks lend money to non-residents, given more downpayment (usually 35%+) and possibly higher interest. Also, Vancouver has 15% foreign buyer tax for any non-resident. A property will not help you in immigration in any way.

3. You cannot apply study permit in Canada. You have to do that in your home country after a qualified Canadian school accepted you

4. Based on experiences on this forum, lawyer and consultant are more likely to screw you up than help you. If you do want to hire one, make sure they are member of ICCRC, the licensing body for immigration consultants.
