Why would you need a valuation of a house for a visitor visa? Value of a house is not liquid funds.

Oh, i was planning to show the below financial assets to show ties back to home country

1. Bank Statement of Accounts (Last 4 months) - (64,000 CAD - In two bank accounts)
2. House Deed
3. Mutual Fund (CAS Statement) - 95,000 CAD

So what you're saying is there is no point in showing Valuation of house deed. But can the deed be shown as a "Ties back to home country" asset ?

Also, does mutual fund count as Liquid funds ?

Mutual funds are liquid if he can get the money out tomorrow (or at least start the process).

It would take me 4 days time to withdraw the amount. But then, i guess i'll need a document stating the same as proof, right ?

If that's the case, i will be keeping the bank statement, House deed & the mutual fund (CAS Statement). I think even if they don't consider the Mutual fund part, the house and the bank statements should be good enough to show ties, right ?

The mutual funds won’t be considered accessible funds because most will try to do anything not to liquidate for a vacation. Yes valuation would be helpful to get an idea what their total assets are but given that your parents have enough funds in their account and it makes sense that they could have saved the money themselves they should be ok with just the deed. If they get denied I would get the valuation.
