So a family friend was funding my studies but my study permit was refused due to insufficient funds even though I showed 40,000 CAD( but didnt show his assets) so I am about to reapply but going to show my god mother's bank statement with 50,000 CAD instead. Will completely changing my sposnor be a red flag? Should I show both their statements? Should I add my parents assets as well (they don't have money in the bank)

Whats your age group and why you can not submit your own pof? in my opinion changing will be another red flag that you need to explain in your note

I am 24, but I graduated only 4 months ago. Do you suggest maybe including then both?
 
How about a gift deed? Would that be safe?
I've heard/read some people going this way. But proving it was a gift isn't as easy as just saying so. I think they've gone through lawyers proving that the money was some sort of donation as family heritage or something like that.

The other option is to put that money in your account and wait for 4 months. IRCC only asks to show your balance for the last 4 months. But as you already applied and stated that someone else was funding you, it may be suspicious if you reapply with that money now in your account.
