Help Needed Plzz..!!

I had applied previously in last year October in Toronto but I got a refusal now Em applying in Newfoundland from Pakistan. I have few concerns which I want to put in front of seniors. My maternal uncle who is currently residing in Canada and National as well. He is going to sponsor me. Em attaching his statement of 53000 CAD so will it be ok if he will sponsor me?

Second is there is a gap because after my bachelors which was cleared in 2010 I have been doing job so should I show my employment thing or only study?

Advices are required from seniors.

Previous visa refusal points are;
Purpose of visit,
Current employment situation,
Financial resources.

Plz guide me.

can u tell few more things? name of the college to which u applied last time? funds shown and how much months bank statement was there? and property shown? and what proof of employment of u or ur parents was shown and who was ur sponsor last time?

Last tym I applied in LSBF this tym in Memorial University of Newfoundland. I showed 53000 CAD 6 months old of my maternal uncle in Canada. Currently I didnt show any property. I showed my employment where em currently working n I showed the proof of my uncle's employment and salary slips, affidavit etc. Because he's sponsoring me.

although university will make lots of difference, but just try to show more things related to u or ur parents,try to show property,it is big prove to show home ties, as far purpose of visit is concern it will be cleared now as u will be going to uni.
and if u think u have enough time ,try to transfer money from ur uncle account to ur account. and then apply.

To be frank and clear there's no property under my fathers name. In that case what can I do?
And if I will show my mamu's statement so it doesn't work? Will they reject me on this?
I will be applying by 25th. Kindly help me.

no man.,property is not there requirement and many people got visa without it, but what the problem is that u should be able to satisfy them that u will return home, as far ur mamos sponsorship is concerened it is fine, just apply as u r going to uni now,may things work for u ,best of luck

Means my case is very weak?
Wat can I show which will satsfy dem about ties to country?

For me "Country Ties" is just an excuse. I mean come'on. Ontario has more Immigrants than locals LoL. The Immigration Officer not only reviews your application considering just the fact that he wants to be satisfied that you will return. He also considers the effect of you staying back in Canada. And if he is satisfied that you will add to Canada's economy, he will look into this aspect as well. It just depends upon the strength of your academics and your overall profile.
If you are a strong candidate you will get the visa.
