Funds available for my stay

Hi,
I am filling the forms for my 1 year study in a college in Toronto. How much I have to mention in the Study Permit Form in the "Fund Available for my Stay" for a family of three? we have a place to live in Canada and do not need to rent.

Who is the free rental from? Officers want to see that you can afford your program and cost of living including accommodations. A free rental always can change - people move or sell. So the minimum is $17k but you want want show more.
