Its ok if you use your own or parents bank statement, but with 3rd party statement (in your case relatives in Canada!), you are required to explain (as well as satisfy) Visa Officer as to why 3rd party is interested in your case !

1. Go by "checklist form" which you have to submit along with your file.

2. Trust me that "checklist form" is the bible of CHC New Delhi and Chandigarh.

3. Obviously, property registration papers are not required unless asked for !
