Buy a house in Canada after PR in Ontario (NRST)

Hi,

I am planning to purchase a property in Toronto. We are new PR residents and are in Canada for the last 30 days. Do I have to pay NRST (15% tax) on the purchase price or we are exempted from it as we already are PR residents?

I read somewhere that you will have to pay NRST if you have not lived in Canada for more than 183 in the last 12 months.
