Don't know about Toronto, but in Vancouver you would normally pay the landlord:

1) 1 month rent in advance
2) half month rent as security deposit that would be refund to you at the end of the lease term

In toronto, when you take apartment on lease you have to pay 1st month rent + last month rent ( if you are starting your lease from 1st day of month, but if you are moving say on 15th July then you have to pay July 15days rent+ 2nd month + last month).

so in simple you are giving 1 month deposit but you will not pay the last month rent at the time of your actual last month on lease

- I don't see a security deposit much, but the people who take basement or other type of house the the owner may ask 1 or 2 month rent deposit towards security
