My study visa process journey in a nutshell. I am an Indian, resident of Dubai
September 2019 intake
Applied online - Dubai
Biometric Done - Dubai - July 2019
1st Application- 10th July 2019
Refusal - 25th Aug 2019
January 2020 intake
Applied online - Canada
2nd Application- 21st Nov 2019
Refusal - 20th Dec 2019
May 2020 intake
Applied online- India
3rd Application- 29th Feb 2020
Refusal - 12 March 2020
September 2020 intake
Applied Online - India
4th Application- 18th March 2020
AIP - 17th August 2020 - Edmonton
GCMS received - 21st October 2020
BVL - 30th October 2020 - CPC Ottawa
OPR - 4th November 2020
Passport submitted VFS Dubai- 8th Nov 2020
Visa stamped passport received - 18th Nov 2020
Yes Approved Finally
But Deferred to Jan 2021 intake - Offer Letter received after visa approval
1st Jan 2021 - Landed in Toronto. Happy New Year 2021.God bless you All...Feels Awesome

Well the 3rd time I applied online, I had to be present in India. So for just 1 week I went filed my application and returned back to Dubai. That was the refusal though.
But for the 4th application it was not necessary to go to India.
Show bank balance, properties, ITA anything which shows home ties.
I did a big mistake of resigning my very good job in Dubai when I applied 1st time. I assumed getting admission is difficult, but getting a visa is easy. But it’s a vice verse case.
I was jobless for almost 1 year, but never gave up. Never allowed any negative thoughts to come.
So please don’t resign until you have your Visa approved. Later things can be handled either by deferring or joining bit late depending on the circumstances.

I was not working, left the job on my 1st application. Shouldn’t have done. 3rd application I went for 1 week, 4th was not necessary to go. The consultant just applied with a new LOE addressing the refusals.
Congratulations, its great to hear a success story after several refusals. Could you please share the complete list of documents you submitted? it will help people like me who are clueless.

This is what I submitted:
Property Documents - Flat, shop etc
Property on Rent agreement - Flat, shop etc
Networth Certificate from CA for all the above stated properties.
Bank Fixed Deposit Document
Bank Statement
HDFC prudential Life insurance investment
Income Tax returns from my Father
Not submitted any documents from Dubai except for the experience letters.
I don't have any real estate in my name, how do I encounter this issue in your opinion? how many pages of SOP you wrote?
Maybe you can show your Fathers. I think Star, Hero members can provide insights on this.
My SOP was 5 pages and LOE 4 pages and last LOE 3 pages ( addressing different refusal reasons)

You need to address refusals if any
but SOP and LOE are the same thing, aren't they? you included the SOp you wrote to university for admission with your visa application?
