parents visitor visa -urgent help

I want to apply for my parents visitor visa and they have $6000 to $8000 cad in their bank account . Me and my brother transfer fund into our parents account every month .My dad is working for the same company from last 35 years and he gets his salary in cash . He doesn't file any tax return and my parents don’t have any property in India . My sister is dependent on my parents and mother is the housewife.

I am living in Canada on permanent residence with my wife . We both are on pr status . I have been living in Canada from last 7.5 years and working full time permanent . I can provide my letter of employment, pay stubs and NOA. I can show bank balance of $6000 to $8000 cad in my bank statement .
I will provide invitation letter with all details.

Are their good chances of getting visa approved ?

Do you think I should apply through consultant or I can apply myself ?

I have to create gc key account on the name of my father correct ? And have to fill representative form for both , my father and mother ?

5. Travel history if #4 is weak

2. Home Ties- my father has job from last 35 years which is not highest paying job. He gets his salary in cash

5. Travel history if #4 is weak- no history
