Should property be valuated for TRV?

@Bryanna i met one real estate agent and he told me like he can issue a letter on his letter head with current value valuation per sq feet and only need to notorize and he will put stamp as well and it will work fine in embassy is it true? as per Govt rates property is like 4500 PKR per sq feet as per values it is 24k pkr per sq feet advice please :)

Stay away from this real estate agent. BTW you still have a couple of years to go before you apply for another TRV, right? :)

yes but you know working in advance is good plus i am a frequent traveller so you know new visas always preference hehe that is why was asking like if that sort of valuation can work so why not get it done in advance as value he will add as per the market and can telly from any online portal

Now how can you predict the value of your property 2-3 years before you apply for a new visa? :p

Just remembered: King Omar of your visa applicant kingdom should be applying first before you do, right? You were genuinely funny guys the two of you.... extremely patient too. :)

You've been through this visa process before. You'll sail through smoothly this time

@Bryanna so you mean took report from property portal site and make valuation? here in Pakistan issue is official value always 400% lower then actual value lol so what can be done in that case?
There are official valuers on the panel of Pakistan Banking Association. They are official valuers (i guess with some license number on their letter head also... will check once visit them) and they will let you know the market value of your house, especially for visa purposes. They ask you the purpose. I have talked to few for my case. I dont think they will depreciate it 400%. Probably they may value 10-20% less. Generally they assess your property value less in case you are applying for heavy bank loan and you are planning to mortgage / pledge your property. They value it less, because to avoid any expected loss to the bank.

Agree but you tell me like property value in DHA which is A-1 Category as per FBR and we all do know it is when FBR value is like 100k for example so you better know how much it is getting sale in unofficial prices ofcourse that vendors never ask your property value they evaluate it self and then make a decision.. so my question is like i paid tax on 100 and took that property what if they certified people came and give me a valuation letter of like 500 or 600 extra so it won be issue for visa purpose like you didnt paid that much tax you paid on less etc? as i know even if they came they will make value according to the market

haha no i am not appplying now not even working on making case ready and not even predicting a value after 2-3 years.. actually thing is that the official VALUE of GOVT and market value is different in real even a guy came i am sure he will make value as per market which will be higher.. so embassy will have issue or doubt with that or it is all ok? you know except CA US there are AUS UK and many more places to visit haha and when travel is your passion so you love to explore other places as well that is why it is interesting question as that thing can help me in other visas if it work haha.

and yes i remember that time like how we suffer how we spend and i still talk daily or after every next day with King Omair.. found a reliable and nice person from this forum

Just show ownership. I'm surprised value is needed at all.

I personally didnt even bother resubmitting the ownership this time (same address as previous application).

And even when I submitted it it was a very late mail that I dount they looked at.

Dont pay any money for appraisals.

I know the Lavish Lifestyle of type of people living in DHA Karachi and the real value of property there, which even poor Canadian Visa Officers even cant think to afford.(so they think you are telling a lie). But since these visa officers are book worms, bookish, bias, subjective, robotic and clerical... they want to check your Tie to Pakistan, and property is one of the tie to convince them that you will come back, because you have monetary stakes. Valuation is necessary because their mindset is that in Canada they have concept of 20 years lease. Means, if someone has home in Canada worth even 1 Million Canadian Dollars, actually he is poor because you have just paid the little down payment and installments of few thousand dollars and you can live in that home!! So visa officers think same about you... (PS: even the 1 Million Dollar home there, is just because of the artificial bubble in the Property Market of Canada --but only in Toronto / Vancouver which can burst anytime)

So if you fully own a land or home in cities like Karachi, make the valuation of your property from some authentic valuer, its a better idea to have it done to remove the suspicions in the minds of visa officers. Tell the valuers you are doing this for visa purpose. The one to whom i talked he said that he will mention the estimated market value not the book value or govt value. Now its their little knowledge how they think, the govt value or market value. (its a common sense and they should know the difference between book value or market value, of even the value which someone has declared in tax assessment forms for the purpose of tax etc). In fact its a better idea to attach a last property tax paid challan with your application.

Let me tell you a very new point here, if you have more assets, properties and heavy cash in banks, there is also a probability that your visa may get rejected, because the biased, clerical, robotic, poor and subjective visa officers do think and are afraid ... that with so much of bank balance and money you can easily be settled in Canada .....and here it comes to their personal racism, bias and jealousy, so be careful...! Because same has happened with one of my friend.....!

very good Post i got VISA already with family was working on valuation thing for AUS or UK Longer visas ..and you are right with showing too much cash can be a cause of rejection it happened with my friend in UK Visa application so i can understand it they asked proof of everything lol

Many thanks, but i just tried to reveal the bitter reality, which it is hard for many people on this forum to digest. Because they can hardly listen anything against Canada (as they have taken oath)

The oath says:
" I swear that i will be faithful and bear true allegiance to her Majesty Queen Elizabeth the second Queen of Canada, her heirs and successors and that i will faithfully observe the laws of Canada and fulfill my duties as a Canadian Citizen" :D
(though earlier i thought, they have democracy....but kings and queens and majesties..... lol.....so is their mindset!! like Masters of Slaves etc....)

Despite all odds and evens, its your luck what type of Canadian Visa Officer handles your case, whether he is originally from Africa, Asia, UK, France or other European Countries.....and every one has his own bias and racism in his mind....irrespective the merits of your case!! So cross your fingers for Canada Visa Case....and await their moody decision
