As per my knowledge my PR app only needs security clearance before I get PPR ...

However I might need to go to Canada in mid-December for a few weeks (I'm in US right now) ... I could keep waiting for PPR and hope I'll get it before then ... or I could apply for a visitor visa in parallel so that I can still go to Canada in case PPR is delayed ...

But visitor visa app is gonna go through security clearance too ... why would that clearance be any quicker than PR security clearance? (hence no point in applying for visitor visa)

are these clearances different or the same?

so I checked myself (posting here FYI)

Yes security clearance for visitor visa is completely different from that for a PR. For visit visa you have two options (NOTE: nationals of some countries like UK, US, etc don't need visit visa but that's a different story):

1 - same day processing ... you go to a Canada consulate in morning and apply ... get visa in evening

2 - if same day processing doesn't work for you (especially for people who are from countries with 10 day mandatory clearance) ... you should apply at least 30 days in advance (website says 3 months in advance) ... this is the safer option ... better do it online/postal-mail (don't waste your time/money going to the consulate) ... almost everyone (with ok history/background/criminality I assume) gets the visa within 30 days (I heard)

+1 for you danhass......I tend to appreciate people who do their own research.
Thanks for the info too.

Just wanted to let you know, as an Indian National , I got my Visitor visa to visit Canada from NY Visa Office on the same day I applied. I had taken the risk to travel from Boston at night to reach NY in the morning. I think if you have been living in US for a long period then the Visit visa are not a problem and can be granted on the same day as US immig has all your details in their files.....just my opinion though.
