Can anybody tell how and where to obtain a property valuation certificate from chennai, India
And Please say what are the things we need to submit to show the property as proof of fund

You need to get a government approved valuer and get a certificate from him / her. These are the same guys who value your property for stamp duty / registration fee when buying or selling.

Ask you local estate agent.

There would usually be some kind of fee involved.

   I differ on your opinion and think CHC ND accepts property value as POF.
   Please could provide links/docs which supports your point.

I do not have something for your ready reference but if you search the board you will find the e-mail from CHC New Delhi that a fellow mwmber has posted more than once which clearly says property valuation as POF is not accepted.

I did look around and found the link mentioned below. This is more recent then the one I reffered to. And from this link it looks like you can include the property that is debt free.

In the link you provided, I noticed something like this:

Acceptable proof of funds are:
-bank accounts in your name or the name of your accompanying spouse/common-law partner;
-cashable investments in your name or the name of your accompanying spouse/common-law partner;
-cashable fixed deposits in your name or the name of your accompanying spouse/common-law partner;
-property valuations of property which is unencumbered by debt in your name or the name of your accompanying spouse/common-law partner.

You can request them to fax valuation direct to VO
Be sure the property has no debts

New delhi VO has acknowledged many applicant thought an email as an reply that they are accepting Property valuation as POF. It is not stated on their website or in the guide but some of the applicants have submitted it and got the visa.

I am very sure property certificate can be submitted as a proof of fund
Recently I received a reply from New Delhi VO stated as,


Acceptable proof of funds are:
-bank accounts in your name or the name of your accompanying
spouse/common-law partner;
-cashable investments in your name or the name of your accompanying
spouse/common-law partner;
-cashable fixed deposits in your name or the name of your accompanying
spouse/common-law partner;
-property valuations of property which is unencumbered by debt in your
name or the name of your accompanying spouse/common-law partner.

Not acceptable are:
-bank accounts in someone else's name;
-bank accounts which are joint in your name and someone else (other than
your accompanying spouse/common-law partner);
-bank accounts in the name of your spouse who is not accompanying you to
Canada;
-vehicle valuations;
-jewellery valuations.

Hi,

I have included prpoerty valuation certificate in my application as extra fund, I am from Kerala, here it's a hectic process.i don'y know why these people took so long. My plot was in the heart of Trivandrum city, firstly, i went to the village office with the original and photocopy of the land paper as well as uptodate tax receipts and encumbrence certificate, In the village office the sketch of the plot is made and After a week or so they forwarded to the taluk office frome where i got the property valuation cerificate after a month...I dnt know whether the processing is same for other states...

HI Ajith,
   As you're a Keralite, you must be very well aware that any work that involves government employees requires some under the table transactions. Else the work will be drastically delayed upto many many years.
   But Canada is different, in fact it is a crime to have any of those things.
   BTW, how much did it cost you for the evaluation and does the cost vary based on the size of the plot?

Hi chakra..

Even though it took 1 month for evaluation process, less than 300/- was needed for the actual fees but around 700 was spent as undertable settlements Angry

I hve 5 years of IT exp and prior this job, i was a lecturer, NOC 4131 ..planning to go to vancouver, as i hve my uncle there..
