In EG7 on page 31 regarding funds it says

Funds
Indicate the amount (in Canadian dollars) of unencumbered, transferable and available funds that you have. This amount can include the value of any property that you own, but should not include jewellery, cars or other personal assets.


But then in visa office specific instructions for proof of fund it says


11. SETTLEMENT FUNDS
Refer to the "Proof of Funds" section of our Web site for exact figures and
instructions.
Provide proof of unencumbered and readily transferable funds in a convertible
currency available for settlement in Canada (for you and your family members):
• current bank certification letter; or
• evidence of savings balance; or
• fixed or time deposit statements.


Which implies I can't use my property documents as a proof of funds. When I was filling the forms I thought my property documents (I have few plots and a flat on my name which price well over the required funds) would suffice for proof of funds. I don't have any cash in my banks or saving accounts. Now I am worried what would I need to do :s Any person around here who has used his/her property documents as proof of funds?

I think Property deeds are accepted only in few countries like Russia and UK as proof of funds, for others you need cash instruments.

Check The russian website
http://www.canadainternational.gc.ca/russia-russie/visas/funds-fonds.aspx?lang=eng

If you get such information for your country on website you are good with property else you need cash in bank or in other liquid instruments

which office you applied from ?? If it's UK than it's acceptable but you still have to do some formalities on that.

I own an apartment,can I show it as well? I mean I did have two month's bank statements with sufficient fund. However, I thought maybe the more, the better?

London office seems to be the only office known to accept property as proof of fund.
You will need to get an agent to evaluate the property though.
The amount stated on their web site is more than enough to fulfill the requirement.
Of course, it is always better to exceed expectations in everything. However, in this case the fulfillment of the requirement as stated on their website will suffice.
