my mom is paying part of my living expences when i get to canada but she doesn,t have a bank account in her name, she own propities and get money from the lease, can i sent the renting contract to the visa officer with the proper certificates

Please see your country-specific requirements list. If there is no bank account to show proof of, then lease agreements, proof of ownership of those properties for lease, and copies of checks paid to your mother and encashed on a regular basis could be acceptable proof, I suppose. 

You can also call the Canadian embassy call center in your location or email them to ask for other acceptable proof of funds.  Titles of ownership to other properties should also be acceptable.
