120 day deadline for visa office documents approaching ( 1 month left ) and I still have not been able to sell property for " proof of funds " .   What should I do ?   Should I ask for extension or should I withdraw
the application ?  Will this have a negative impact if I want to apply again for FSW ?  If I withdraw application , how soon can I reapply for FSW ?   All others , learn from this example, do not apply unless you have everything ready !    Thanks ,

If I were you , I will send in the evaluation report of my property as proof of funds instead of withdrawing the application. By the way, who told you that you need to sell the house?.
Note that there are some CIC offices, like London, that actually accept property as proof of funds.

Bobby B.,

Thanks for reply.   My visa office is Guatemala and I am not sure if they accept land or properties for proof of funds.  I really don`t know what to do.   I have everything else except the cash in the bank.  It is obvious that before they let you land in Canada, I would have to show the proof of funds at the airport to the immigration officer or he won`t let us in,  but I have heard that not all visa offices accept land or properties as proof.  That is why I am not sure if I should withdrawl the application and reapply.  It is reallly frustrating.  Help !

Have you downloaded and checked your visa office specific instructions?
Alternatively, can't you get the property evaluated and go to a bank and take out the equity?.

Yes ,   no property mentioned on visa office instructions.  I need to know if I could send all other documents minus proof of funds, and send that at a later stage ( after the 120 days ).  Does anybody know if this has been allowed ?  Or after the 120 days , your application is automatically denied for not being  "complete " ?

I guess you are at a stage whereby you are sending your full documents to "your local CIC".
If yes, I am afraid that you may not be successful as you will need to prove what you have claimed and that includes "Proof of funds".

I may be wrong, wait for others to reply. However, take a look at these column from OP6e with regards to proof of funds:

9.2.      Settlement funds

Pursuant to R76(1)(b), the officer will determine if the applicant has sufficient funds available for
         settlement in Canada.

The amount of funds are assessed according to the applicant's family size using 50% of Statistics
Canada's most current Low Income Cut-off (LICO) for urban areas with populations of 500,000 or
         more.

Note:    In terms of funds required, the number of the applicant's family members includes both
         accompanying and non-accompanying dependants.

Although the amount may change yearly, at time of publication the required funds are equal to or
greater than the amount listed below for each family size:

   Number of          Funds                                    Exception
     family          required
   members

1             $10,601      If the applicant has arranged employment as defined in R82,
they do not have to meet these financial requirements

        2             $13,198

        3             $16,225

        4             $19,700

        5             $22,343

        6             $25,199

   7 or more          $28,055

         The funds must be:

         •  available and transferable;

         •  unencumbered by debts or other obligations.

If ...                                     Then the officer will ...

the applicant clearly                                •  proceed to Section 11.
demonstrates that they have
sufficient available funds to
meet the requirements

or

the applicant has arranged
employment as defined in R82

the applicant does not initially   •  inform the applicant of the officer's specific settlement funds
demonstrate that they have             concerns and give the applicant the opportunity to address
sufficient available funds to          this problem.
meet the requirements at time
of application

the applicant is unable to         •  refuse the application.
demonstrate that they have
sufficient available funds to
meet the requirements

Note:   Pursuant to R76(3), substituted evaluation (Section sufficient available funds to 11.3) cannot be used to override a refusal due to insufficient meet the requirements funds.

Yes it is clear they would reject application.  So what happens if I withdraw the application?  Will that be held against me if I try to reapply at a later date ?

No, I doubt very much if they will hold that against you in the future. Though not sure, I think that they may not refund your processing fees.

If I were you, I'd wait for some more input, from people like PMM, Leon and Rupesh.

Good Luck.

Have tried to use your properties to borrow money from bank? You can use that borrowed money to open a saving account and it should meet the CIC's requirement of landing money.

I don't know if you can do this in your country, but it's not hurt to try.
