Home valuation Report --- Please look in this

Hi to everyone,
I am going to submit my home valuation report as POF , I am strange when I look report.

My father purchased home in Year 1978 only in Indian RS.70k 2BHK (2 rooms 1hall kitchen , bathroom and small boundry space for gardening), then after in year 2000 my father invest some money Indian RS.1 Lacs 20Thousand for renovation and 2 more rooms for 2nd floor with bathroom on 2nd floor) so now we have 4rooms 1small hall kind of space on down stairs entarance.

now total expenses my father invested : Ind RS. 1 Lacs 90 Thousand Indiann RS.

Just get Valuation report from Govt. authorized Architecture, the cost mentioned in Valuation Report : Indian RS. 45 Lacs 23 Thousand 30 . 40paisamy father transfered on my name as even I am only child (boy) of my parents.
That means my POF as asset on my name will count RS. 45Lacs?
Yes now my home area is too busy route and even lots of people staying in this area, when my father purchased home nothing in this area just open fields and jungle, but now my god..... too many people are living this area.
