I don't think CHC has any time to be checking your credit history. That's the work of another agent. Meanwhile, if you are relying on a proceed from a forced sale value of a property, then your net worth would be based on your present value of course which include deductions like personal loan, especially if it's the same institution.

At what stage of the application process would you have to prove the funds at  CIO or once you  have that initial application approved.  I do not have it all now ( prior to CIO application)  but will be able to build up by the AOR.
