The accommodation that i am going for has a mailing address, will that work or it needs to be physical.

Should work just fine. Most of landed immigrant commonly use either their friend/relatives mailing address or even shortstay/motel/hotel address to get the PR card to be posted/sent.... Some also recommended that even a UPS rental post box address works....

I suggest you to use friends / relatives home address, if you applied through  lawyer/consultant then use his/her address. OR rent mailbox on your name. don't use hotel / motel address becasue you dont know in how many days/weeks takes for your PR card.
