IF the LAND is on your name, then submit the property papers along with its valuation.
But some VO doesn't accept property documents.

So do check first.

Hi

Car and gold can't be use as a pot unless you sell them and then shoe the cash as pod which is acceptable, about land it's a risky option not all visa offices accept the valuation and also to
Show that you will have to get it valuation done showing the current market value.

You could make a loan and give land as guarrantee. Or loan money from friend or relativein order to get bank statement , return money to them  and then sell your land fast to replace money in account.

Hi fzee, be careful, the money cannot be borrowed.  You would have to show how a large sum like that got into your account and without having the sale of land papers how would you do that?  Some have been asked, at varying stages of the PR process, to provide up to 12 months of bank statements.

I would strongly advise against that. Any large sum into an account must be explained.

Bottom line is CIC state clearly that this money cannot be borrowed and must belong to you. If you don't have sufficient funds then you are not eligible to apply for residency in Canada under FSW1. Defrauding CIC by pretending money belongs to you when it doesn't is usually considered a very bad idea, and if you are caught in this manner your application will not only fail but it could seriously jeopardise any future applications.

Regarding property - CIC do state that proof of funds can include the value of any property, however some individual visa offices are more willing to accept property than others.

My advice is to persue the lines of proving funds you genuinely have, rather than attempting to show funds you don't by borrowing money. I'd consult other applicants who used the same visa office as you and check if property/land was accepted as proof of funds.

Best of luck,
Wayne.

Dear

I suggest you make a letter mentioning therein details of your properties or source of funds that you can take with you , they will not reject your case but they will ask at the time of medical or PPR. So dont take pain and make a detaild list of all you have which you can disposoff  when your case is finalised. It will work partially as proof of funds  but when they ask you again at later stage to provide the proof then you have to show the source of funds as at once you will furnish a huge amount in bank statement.

Cheers

Hope it will work

goods and properties are not proof of funds.
the need proof that you have money on you in case you come to canada and don't have a job so you can pay rent, food, etc. None of the goods you mentioned (gold, car, etc) or properties can be used here in canada to pay rent or to buy food, and ultimately that's what they want you to have, enough money to pay your basic necessities while you don't have a source of income.

Why risk losing your fees or even the courier charges by applying with an incomplete application?  Proof of Funds is an essential element of the package and I doubt it would make it through the first line of checking these days.  The bottom line is that the cost of living in Canada is high.  Applying under FSW1 means you will not get funds for unemployment.  It is assumed you have the skills to find work to support yourself and until you get that first pay cheque you have the POF nestegg to cover expenses.  Yes, it is a large amount of money, but it is also a practical stipulation, like a good IELTS score.  With these safety nets you increase your ability to prosper in your new home.  Good luck with all your endeavours.
