It is a good idea to start building your credit rating by using your credit card and paying it off completely each month.  You will need a substantial downpayment and the amount of money approved is based on a percentage of your earning ability.  A bank manager will be happy to answer all your questions.

If someone pays 35% or more down payment for house/ apartment then income proof is not required by the bank and new immigrants can also get mortgage from Bank.

Scotiabank does mrtg for newcommers with good rate, check with them u'll get other stuff (free acct for 1 year, credit card, car loan with good % etc.)
